CHALLENGE

GE has appointed CBRE to acquire an office in Luanda, Angola for its Oil & Gas business. The office space expected to be in the region of 1.000 square meters. A combination of CBRE Lisbon, Zenki Real Estate (CBRE affiliate in Luanda) and Source8 will be used to deliver the project, overseen by GCS London – the first time this delivery model has been used.

SOLUTION

CBRE secured 827 sq m of office space in Edifício ESCOM a landmark building located in the centre of Luanda (CBD).

SCOPE

During this instruction Zenki Real Estate acting with Source8 carried out the following services:
  • Research of the Luanda office and residential market;
  • Establish a long list options according the Client’s needs;
  • Support the Client during the viewings ;
  • Support the negotiation of the agreement with the Landlord.

Repsol – Office

CHALLENGE

Repsol has appointed CBRE to acquire an office facilities in Luanda, Angola. The office space expected to be in the region of 300-500 square meters in Luanda CBD that could fulfil Repsol needs and standards.

SOLUTION

A Zenki Real Estate garantiu um espaço de escritórios de 431 m² no Edifício Amilcar Cabral.

SCOPE

During this instruction Zenki Real Estate carried out the following services:
  • Research and Market Study of the Luanda office;
  • Establish a short view options and recommendations according the Client’s needs;
  • Negotiation the agreement with the Landlord;
  • Support the different Repsol departments during the viewings to the site;
  • Support the fit-out process (Supervision and Works Monitoring and Fit Out).

BCG – Office

CHALLENGE

BCG has appointed CBRE to acquire an office facilities in Luanda, Angola. The office space expected to be in approximately 200 square meters in Luanda CBD close to Sonangol headquarters, Ministry of Finances and Ministry of Economics.

SOLUTION

Zenki Real Estate secured 170 sq m of office space in Elysée Tower, Luanda CBD.

SCOPE

During this instruction Zenki Real Estate carried out the following services:
  • Research and Market Study of the Luanda office;
  • Establish a short list options and recommendations according the Client’s requirements;
  • Negotiation the agreement with the Landlord;
  • Support the different BCG departments during the viewings to the site;

Halliburton – Office

CHALLENGE

Due to the increase of headcount and with the goal of reduction the cost per square metre Halliburton requested Zenki Real Estate to present solutions for their new office in Luanda. Halliburton had over 12 months before their lease approached expiration, but our team was aware of the lengthy process and suggested it was in their best interest to start the process early.

SOLUTION

Zenki Real Estate on behalf of the Landlord secured 1.626 sq m of office space in Metropolis Business Center located in the centre of Luanda (Zone 2). Zenki Real Estate also acted in the negotiations with the Landlord of former address to secure the smooth relocation into new premises. To ensure the transaction to the select office space Zenki Real Estate presented Halliburton weekly reports regarding the evolution of the construction.

Aker Solutions – Industrial & Logistics

CHALLENGE

Aker Solutions had decided to develop their own logistic yard and has appointed CBRE to support Aker Solutions, in a tenant representation, to undertake a market appraisal to Industrial & Logistics sector and presented suitable options for their requirements: Minimum 25.000 sq m plot of land; Location in Viana or Cacuaco; Good accessibilities and with infra-structures.

SOLUTION

Zenki Real Estate secured a plot of land with 40.000 sq m between Cacuaco and Viana in Via-Expresso.

Eni – Accommodations

CHELLANGE

With the goal to concentrate all the expats that are living in Talatona, ENI requested Zenki Real Estate support to present residential villas compound that ENI could occupy twenty villas with three bedrooms in the some compound at Talatona.

SOLUTION

Zenki Real Estate secured twenty villas in the compound “Talatona Gold” at Talatona, from two different landlords.

SCOPE

During this instruction Zenki carried out the following services:
  • Research of Talatona residential market (specific villas);
  • Establish a short list of options and recommendations according to ENI’s needs;
  • Support the different ENI department teams during the viewings;
  • Support the negotiations of the agreement between the Landlords and ENI.

BP – Accommodations

Challenge

With the goal to create new conditions for some expats employees, BP requested Zenki Real Estate support to present residential buildings that BP could occupy between 30 to 40 apartments with two or three bedrooms in Luanda or Talatona.

SOLUTION

Zenki Real Estate secured two residential buildings in the compound “Dolce Vita” at Talatona. In totally the two buildings have two 2 bedroom apartments and thirty 3 bedroom apartments.

SCOPE

During this instruction Zenki carried out the following services:
  • Research of the Luanda and Talatona residential market;
  • Establish a short list of options and recommendations according to BP’s needs;
  • Support the different BP department teams during the viewings;

Repsol – Accommodations

CHALLENGE

With the goal to support the procurement of accommodation for the expats that arrives to Angola, Zenki Real Estate would present the best options the fulfill the Repsol employees and their families.

SOLUTION

Zenki Real Estate secured several apartments in Luanda City Center: Five apartments in Torre Ambiente, Luanda landmark building; Three apartments in Coqueiros Luanda Living, Luanda downtown; One apartment in Solar de Alvalade, Luanda upertown.
